Hey, I’m so glad we’re sitting down to talk about this. Buying your first home is a huge deal—it’s exciting, a little terrifying, and honestly, one of the best moves you’ll ever make if you do it right. Since we’re starting this journey together, I wanted to walk you through how this actually works, person to person.
First things first: The "Money" Talk
I know, it’s the least fun part, but we have to start here. Before we even look at a single kitchen island or backyard, you’ve got to know your numbers. It’s not just about what the banksaysyou can afford; it’s about what you’re comfortable paying every month. Don't forget that taxes and insurance are part of that check you'll be writing!
Why I’m going to suggest a few lenders
You might wonder why I don't just tell you to go to a big national bank. Here’s the truth: in this market, who you work with matters as much as the house you pick.
When I recommend a lender to you, it’s because I’ve vetted them. I look for three things:
Communication:You don't want a lender who disappears on weekends when we’re trying to put in an offer.
Local Expertise:They understand our property taxes and local insurance quirks, which saves you from nasty surprises at the closing table.
Problem Solving:If a hiccup happens with your appraisal or credit, a good local lender picks up the phone and fixes it. A 1-800 number won't do that.
The "Power Move" (Pre-Approval)
Once you talk to the lender, I recommend, they’ll give you apre-approval letter. This is your golden ticket. When we find "the one," we can’t just say, "Hey, they're good for the money!" We need that letter to show the seller you’re serious and ready to go. It gives us the leverage to negotiate.
Don't aim for "Perfect"
I’ll be honest with you: your first home probably won’t be your "forever" dream home, and that’s okay! Look for the"bones" and the location. You can change the ugly carpet or the neon yellow paint in the bathroom, but you can’t move the house three miles closer to your job.
My biggest piece of advice?
Don't buy a new car or a living room full of furniture on credit the week before we close. I've seen it happen, and it can kill the whole deal. Keep your finances exactly as they are until I hand you those keys.
We’re going to find you a great spot. It takes a little patience, but I’m with you every step of the way. Ready tochat with the lenderI mentioned so we can get your budget dialed in?
