Should I buy a New Home or a Resale?
So, you’re thinking about buying your first home, and you’re wondering if you should look at something "lived-in" or brand new. I’ll let you in on a little secret: right now, new construction is where some of the absolute best deals are hiding.
Most people think new homes are out of reach for a first-time buyer, but builders are actually highly motivated to get people into their homes. Here’s why we should definitely keep them on our radar.
Builders Want to Deal
Unlike a regular homeowner who might have an emotional attachment to their price, builders are running a business. They have a bottom line, and they want to move inventory. This means they are often willing to "sweeten the pot" in ways a private seller just can’t.
Money Toward Your Closing Costs
This is the big one. One of the hardest parts of buying your first home is coming up with the cash for closing costs on top of your down payment. Many builders will offer thousands of dollars—sometimes covering all your closing costs—if you use their preferred lender. That keeps more money in your pocket for furniture or your "rainy day" fund.
The "Move-In Ready" Perks
When you buy a resale home, you usually have to go out and buy a fridge, spend a weekend installing blinds, and pray the previous owner took care of the yard. Builders know this is a headache for first-time buyers.
I’ve seen builders throw in "incentive packages" that include:
Full Appliance Packages: We’re talking the refrigerator, washer, and dryer—so you aren't doing laundry at the mat the first week.
Window Treatments: Custom blinds are expensive! Getting them included is a massive win.
Landscaping: Some builders will finish out the backyard or add extra trees and sod so your home looks like a finished oasis the day you move in.
Lower Maintenance (and a Warranty!)
Since everything is brand new—the roof, the AC, the water heater—you won't have to worry about a $10,000 repair bill three months after moving in. Plus, new homes come with warranties. It gives you that peace of mind you really want when you're navigating homeownership for the first time.
Let’s Go Shopping
New home communities are popping up all over our area, and I know which builders are currently offering the best "buyer bonuses."
Want to spend a Saturday morning touring a few model homes to see what kind of incentives we can snag for you?
One more thing that’s super important before we go stepping into any of those beautiful model homes: you need to have your own representation.
I know, the sales agent sitting in the model home is usually incredibly nice. They’ll offer you a bottled water, show you the shiny upgrades, and make everything sound so easy. But here’s the catch you need to remember: that sales agent works for the builder, not for you.
Their job is to get the best possible price and terms for the company building the house. My job? That’s to look out for your best interests. Here’s why having me in your corner is a game-changer:
It’s Free to You: In almost every case, the builder pays my commission. You get expert advice, a professional negotiator, and a second pair of eyes on every document without it costing you a dime extra.
I Know the "Real" Story: Builders aren't going to tell you if they’re behind schedule or if another community down the street has better incentives. I have the data to compare all your options and make sure you’re getting the best deal in the neighborhood.
I’m Your Inspector-in-Chief: While the home is being built, I’ll help you schedule independent inspections at key stages—like before the drywall goes up. We want to make sure the "guts" of the house are as perfect as the granite countertops.
Negotiating Power: Remember those incentives we talked about? I know how much "wiggle room" different builders actually have. I’m there to push for that extra appliance package or the closing cost credit that they might not offer up front.
Pro-Tip: Most builders require your realtor to be with you on your very first visit to the model home. If you go in alone and sign their guest registry, they might not let me represent you later.
So, before you head out to look at that new community you saw on Instagram, give me a shout! Let’s go together so I can make sure you’re protected from day one. Ready to schedule a few tours for this weekend?
If you ever find yourself driving past a model home and just want to "peek," tell the rep immediately: "I am working with an agent; here is their card. If you forgot the business card, give the rep my information. You can always call me, and I will send you what you need.
Let’s find your new home!
Sincerely,
-Virginia Calise
